SEM Opportunity
I don’t know if this is appropriate for the forum so I will make this brief. If anyone is interested they can shoot me an email and we can go from there.
I run a mortgage company and am extremely good at what I do. When it comes to SEM I am terrible at it. I have a web site that I am trying to drive traffic to that has the lowest rates and fees in the industry. Currently, in some loan areas I am as much as $13,000 cheaper for the same rate as Ditech.com That being said I have allotted $400 per closed loan for advertising and am looking for SEM’s who can drive people looking for a refinance in just California to my web site where they can get an instant rate quote and apply online. ( I will be getting licensed in all 50 states within a year) I am NOT looking for a lead generator to sell me leads that I or my staff has to call! My web site can answer questions and if the potential borrower has additional questions they can always call from there. In an ideal world what I would like to do is pay an SEM $400 for every closed loan that is driven through my web site. Like I mentioned, I have done this for over 10 years have the absolute lowest rates in the industry. I don’t care if they are exclusive or not as they come through the site. I'm not sure about PPC management or SEO being done on a per lead basis, not having ventured into such a model myself. But something you might want to consider is launching an affiliate program, where affiliate partners would send lead prospects to your site directly either through their own organic SEO traffic or using PPC. Those are generally not paid per close since there's reliance on the skill of closers or sales people, and because of a time lag involved - as well as tracking issues. Rather, it's more of a pay per "qualified" lead - the caveat being that you have to make sure the leads sent are legitimate. One option is to check into the possibility of using the services of an OPM (Outsourced Program Manager). Some specialize in product sales or consumer goods, while there are others who have background in handling leads-based programs. Some already have a following among PPC players - and costs o program management can vary from one to another. Just a thought about a viable alternative, since you are looking for a performance-based model. It isnt the only option, but is one of the available models available. |

Affiliate programs work best on an easy sell/buy situation. Your leads and conversion require a bit more than someone giving a credit card number.
Affiliate programs generally only work on a lead or soft sell opportunity. You need to establish your own marketing that works on leads and closes... develop what advertising gives the best ROI and then invest in that until the numbers drop off. |
