Hello.... to every one out there!!!

I am working for a real estate company and the company has decided to launch two portals one for residential real estate and one for commercial.
The web development team has decided to have a landing page under example.com which is also the portal for residential real estate.
The landing page will give the visitor the opportunity to proceed with the residential real estate or to click on the commercial option which will direct to example.commercial.com.
This was their requirement....

As an ethical seo professional my suggestion to the above issue was to optimize the landing page with the primary keywords such as real estate and also get inbound links from the other site as well pointing to the landing page.

But i am quite doubtful whether, the suggestion which i made is correct and now i am quite confused landing page. i am quite doubtful whether it will be treated as a doorway page by the search engines.

Your advices on this matter will be very much appreciated...
Regards
Rushdhi

start residential as main domain and commercial as sub domain.... pass love between the two... helps branding and linking

Also note, Google changed their definition of "Doorway Pages" a few weeks ago if that.

Sure, believe it or not it's the main page that they updated!

I'm still amazed at how a good domain can overrule or bypass quality filters.

http://www.google.com/search?hl=en&q=swing+sets&btnG=Search

The .net version of the search term which is a clear made-for-adsense site. Its been rocking back and forth from page 1 to 2 for a long time. LOL

Even the .com used to be a 1 page doorway with 2 redirects

So is the fear of nerfing a great domain name > filtering???
or
great domain name = bullet proof vest???
